Sain Engineering Associates, Inc. (SEA) was selected as the Commissioning Authority to provide Building Commissioning Services for Alabama A&M University’s New Residence Hall, located in Normal, Alabama. The new dormitory is a 183,095 gsf new construction project with four stories above grade and a 3,430 sf open storm shelter below grade. Project will consist of 572 total beds and contain amenities such as a multi-story lobby, reception area, game room, laundry facilities, multipurpose spaces, study rooms and IT support spaces.

SEA will commission the facility’s Heating, Ventilation and Air Conditioning (HVAC) and Building Envelope systems. During the Design Phase, commissioning specifications were written by the Commissioning Authority (CxA), design reviews were conducted, and the CxA developed an energy model for the main plant heating and cooling systems sizing verification. Discussions among the Owner, the Design Team, the Construction Manager, and the CxA were intended to reduce risk exposure, encourage communication, consider alternatives, and reduce the need for clarifying correspondence and possible change orders during the Construction Phase.

This Commissioning Plan is now primarily directed toward the Construction Phase and the transition to the Owner’s successful acceptance and operation of the new facility.
